What’s included:
A comprehensive review of your building’s financials, maintenance contracts, and vendors.
A personalised plan of savings options for your building.
Working with your Executive/Strata Committee (EC) to consider each option for savings. This includes attendance at EC meetings.
The implementation of each saving option that the EC approves. This includes working with any strata manger, the EC, and your preferred vendors.
Cost
Half of the first year of savings from my recommendations - on a ‘no savings, no fee’ basis. The Owners Corporation retains 100% of the savings for every subsequent year.
Remember - you’re already paying someone else double the cost of a ‘savings project’ as the cost is calculated off the savings. Not only are you already paying someone else double, you’re paying them every year!

What’s included:
A one hour discussion covering all things ‘strata’ so you are fully aware of what you’re entering into when buying an apartment or townhouse.
During our discussion I’ll answer all your questions as well as talk you through what it means to be part of an owners committee, why you’ll be asked to pay corporate levies, what the boundary is between ‘common property’ and ‘your property’, what the difference is between the general fund and sinking/capital fund, some of the legislation that regulates how apartment strata schemes operate, and what to look out for when reviewing a contract that includes years of meeting minutes and financials.

Have you found somewhere you are interested in buying, but would like assistance understanding the years of meeting minutes and complicated financials included in the purchase contract?
I can review the building’s meeting minutes and financials and walk you through all the strata things you need to know before buying that property.
This service includes a full contract review and a 1.5 hour discussion of the strata things you should be aware of before signing the contract. In addition to the topics covered in the Strata 101 session, I’ll walk you through the strata records and provide advice on how financially sound the building is and whether there are indications of defects or conflict hidden in the meeting minutes.
Cost
$350 - with a 30% discount if you’ve already engaged me for a previous ‘Contract Review’ or ‘Buying into Strata 101’ session.
